DCAMM Maintenance Facility new surplus properties facility

For the new Surplus Properties Facility in Northborough, MA, we weren’t just tasked with designing a building—we were entrusted with creating an example of a functional, efficient, resilient, and beautifully designed public facility.

The goals were clear: consolidate use, streamline operations, and reduce maintenance. Together with DCAMM, who shared much of the ambition, we set our sights on creating something that exceeded the state’s minimum requirements. The question driving every decision became, “How can we do better?” Could we reduce fossil fuel dependence, use smarter materials, and push toward net-zero energy and carbon neutrality?

And that’s what we did. Every element of the design was considered part of a larger system—a thoughtful, responsive process that blended form with performance. The result is a new 7,450-square-foot facility, 100% powered by renewable energy, featuring a geothermal heating and cooling system, photovoltaic arrays, and zero fossil fuel use. It consumes 80% less energy than current code standards.

The building’s intricate systems are uniquely integrated into the walls, resulting in a purposefully modest exterior design. The project team set a new benchmark for resilient design, inspiring future developments for years to come.

Anticipated certifications include LEED Gold, LEED Net Zero, and Passive House.
